After years of planning and public input, demolition marks the first step toward transforming the historic waterfront destination into Karls Village.
OXNARD — A new chapter is about to begin for one of Ventura County’s most recognizable waterfront destinations as demolition officially gets underway at Fisherman’s Wharf in Channel Islands Harbor.
Community members, harbor visitors, and boating enthusiasts are invited to commemorate the milestone during the Fisherman’s Wharf Demolition & Revitalization Kickoff & Community Celebration, scheduled from 10:30 a.m. to 1:00 p.m. on Saturday, Aug. 15. The event marks the official start of the long-anticipated redevelopment of the aging waterfront property into Karls Village, an immersive destination that developers say will blend dining, shopping, entertainment and agriculture-inspired attractions while honoring the harbor’s maritime heritage.
For generations, Fisherman’s Wharf has served as a gathering place for local residents, boaters and visitors exploring Channel Islands Harbor. Although the waterfront destination has remained a familiar landmark for decades, plans to revitalize the property have been years in the making, involving extensive public outreach, community workshops and collaboration between the Ventura County Harbor Department, the Karls development team and local stakeholders.
The Aug. 15 celebration is designed to recognize that history while inviting the community to participate in the beginning of its next chapter.
Guests attending the free event will have an opportunity to contribute to a community mural during a “Leave Your Mark” painting activity, allowing residents of all ages to become part of the site’s transformation. The official program begins at 11:00 a.m., with remarks from members of the development team, local civic leaders, and regional representatives. All will reflect on Fisherman’s Wharf’s legacy and discuss the vision for the future of the harbor destination.
One of the day’s highlights will be a charity auction featuring salvaged artifacts from the original Fisherman’s Wharf. Beginning at 11:45 a.m., the auction will offer attendees the opportunity to own a piece of Channel Islands Harbor history while supporting local nonprofit organizations through the event’s proceeds.
The celebration will conclude at approximately 12:15 p.m. with a ceremonial “first strike” of demolition, symbolizing the official beginning of construction on the redevelopment project.
While admission is free, organizers require guests to RSVP to enter the secured event area. Those wishing to participate in the charity auction must also reserve a complimentary auction paddle during registration.
The redevelopment represents the arrival of Karls Village, a destination concept that originated in Germany and has become known for creating family-friendly attractions centered around agriculture, local food, seasonal festivals and hands-on experiences. The Channel Islands Harbor project will be the company’s first location in the United States.
Developers say the Oxnard destination has been designed specifically to reflect both Ventura County’s agricultural roots and the harbor’s longstanding connection to the Southern California boating community. When complete, the waterfront village is expected to feature restaurants, specialty retail shops, entertainment venues, public gathering spaces and attractions intended to serve residents, visitors and recreational boaters alike.
The project has undergone an extensive planning and approval process over the past several years. Throughout that time, residents, harbor businesses, boating organizations and community members participated in workshops and outreach efforts that helped shape many aspects of the redevelopment.
Following those planning efforts, the California Coastal Commission approved the project in 2025, and the City of Oxnard later granted final approval to move forward with redevelopment of the Fisherman’s Wharf site.
For Southern California boaters, the project represents one of the most significant waterfront redevelopments currently underway along the Ventura County coastline. Channel Islands Harbor remains a popular destination for recreational boating, sportfishing and cruising, and officials anticipate the revitalized waterfront will create new opportunities for visitors arriving both by land and by sea.
Construction is expected to continue over the next several years, with Karls Village anticipated to open in spring of 2028.
