DANA POINT — As Dana Point Harbor prepares to enter Phase 3 of its long-anticipated revitalization, a wave of local favorites is charting a new course. Dana Point Harbor Partners (DPHP) announced that The Wharf — one of the harbor’s central commercial spaces — will be fully leased for summer 2025, with several beloved tenants finding new homes just steps from the water.
Leading the lineup is Frisby Cellars, which will relocate to the ground floor of the former Waterman’s space overlooking the harbor. Owner and winemaker Josh Frisby plans to expand the tasting room into a full-service venue that pairs his signature wines with craft beers brewed at his Rancho Mission Viejo facility. The new space will also host private tastings, vintage releases, and live music events.
“We’re thrilled about the relocation,” said Frisby. “The location will provide a larger outdoor patio with waterside views for our wine club members and harbor guests. We’ll offer an expanded menu, member lounge, monthly events, and a full selection of local craft beer.”
Backfilling Frisby’s former location will be Art Sea and Gift Chateau, two long-standing shops owned by Mark Hanson, a 25-year harbor merchant. Known for their coastal art and kid-friendly marine-themed gifts, the stores will bring a dose of local charm to The Wharf’s evolving landscape.
“This May marks my 25th year in the harbor,” said Hanson. “We’re excited to bring our art and classic Dana Point souvenirs to the next phase and collaborate with our new neighbors.”
Also making a move is the Vintage Yacht Club, a newcomer with a loyal following. Owner Eric Sawall, who opened the shop just over a year ago, will relocate from Mariner’s Village to the space previously occupied by Harbor Deli. His curated collection of vintage goods, lifestyle apparel, and nautical finds will continue to reflect what he calls “a waterman’s spirit.”
“The harbor truly feels like home,” said Sawall. “We’re a blend of old and new, and we’re excited to grow here.”
Joining the mix is a fresh new name: Coco Bloom Coffee, a specialty coffee shop by San Clemente local Chloe Wilhite. Taking over the former Lil Skipper location, the café will serve espresso drinks, seasonal specialties, pastries, and gelato — all in a convenient location near Catalina Express and Dana Wharf Sportfishing.
“I’m overjoyed to bring Coco Bloom to life at the harbor,” said Wilhite. “Coffee is a way to connect, and I can’t wait to share this dream with the community.”
The moves are part of a broader strategy by DPHP to retain core tenants and preserve the harbor’s historical character while creating space for the next generation of waterfront experiences.

That next phase — Phase 3 of the landside revitalization — is set to begin in August 2025, with completion projected for winter 2027. Plans include seven new architecturally distinct buildings totaling nearly 100,000 square feet, with large patios, indoor-outdoor venues, public art, and spaces designed for music, markets, and community events.
Throughout construction, Burnham-Ward’s on-site teams will continue to facilitate public access and free programming like Little Folk Club, Modern Makers Mart, and Seaside Sessions, ensuring the harbor remains lively and accessible.
